Jarmel Kizel’s Energy Solutions Studio Implements Several Green And Sustainable Designs

LIVINGSTON, N.J. (May 19, 2010)—As the commercial real estate industry continues to “go green” Jarmel Kizel Architects and Engineers’ Energy Solutions Studio is designing several significant energy solutions projects that utilize an array of technologies. These projects are helping reduce carbon footprints, as well as assisting building owners in reducing their energy costs, improving the marketability of their buildings and allowing them to make smart, energy efficient choices.

In fact, we believe that solar photovoltaic systems are one of the most popular and easily achievable green designs for building owners in today’s marketplace. These systems considerably reduce energy bills and energy consumption, while at the same time providing additional revenue through Solar Renewable Energy Credits (SRECs) and tremendous tax incentives—they ultimately pay for themselves.”

Currently, Jarmel Kizel is designing a solar photovoltaic (PV) system for Hatfield Ice World, an ice skating facility located in Montgomery Township, Pa. The solar PV array will be mounted on the roof of the 67,500-square-foot ice rink facility, which houses two regulation size ice rinks. The system design calls for a name plate rating of 400 kilowatts (KW), which is estimated to generate 473,601 kilowatt hours (kW h) of power per year and reduce carbon dioxide (CO2) emissions by 355 tons per year. The firm is also designing a 50 (KW) solar PV system for the roof of a 10,000-square-foot building owned by Collex Collision in Tinton Falls, NJ, demonstrating that smaller systems can be cost effective as well. Jarmel Kizel is working with Apollo Solar Partners, a turn-key energy solutions provider, on these assignments.

Jarmel Kizel is designing a solar PV system, consisting of roof- and building façade-mounted solar arrays, and a solar thermal domestic hot water system, both for a residence hall at one of New Jersey’s State Universities. The solar thermal hot water system is essentially one of the first of its kind to be used in New Jersey, and will use the energy generated from the new solar panels to pre-heat the city-supplied water in the building before it reaches the hot water heaters. In turn, the hot water heaters work less, and on some days will not be needed at all, therefore requiring less energy to run. Once in operation, these two renewable energy technologies are expected to significantly reduce annual utility costs for the 230-bed dormitory.

“We are very excited about the opportunities associated with solar photovoltaic and solar thermal technology,” stated Jarmel. “Government incentives, along with unique financing opportunities, make photovoltaic technology extremely cost effective in both large and small scale solar arrays. We have been successful in assisting clients in achieving zero out-of-pocket financing solutions that are cash flow positive in the first year and paid off entirely within eight years. We also have found that solar thermal technology utilized to produce hot water is incredibly efficient and can be used in any hot water process from domestic hot water, to heating and manufacturing processes. Typically, this energy solution can pay for itself in a three-to-five year time frame.”

Other projects recently completed by Jarmel Kizel’s Energy Solutions Studio include:

A boiler replacement at a 148,781-square-foot lab building at the Honeywell campus in Morristown, NJ. Jarmel Kizel replaced the building’s 40 year old boiler plant with modern, more efficient technology.

A complete lighting and HVAC retrofit for The ISS Realty Group, Inc. in Livingston, NJ. Significant upgrades were made at the 32,000-square-foot multi-tenant office building that incorporated the installation of new light fixtures and replacing the existing HVAC equipment with modern technology, creating a major cost-savings for the building owner and tenants.

At 30 Landix Plaza, a 60,000-square-foot office building in Parsippany, NJ, the team designed a complete building HVAC overhaul as part of the tenant improvement program for Solix. The new HVAC system design utilized Variable Refrigerant Volume (VRV) technology, which contributed points to the building achieving a LEED certification. This project was also recognized with this year’s United Way Commercial Real Estate Impact Award.
